Dortmund Ostenhellweg

The C&A building on Ostenhellweg is to be sustainably transformed from its current retail-only use into a modern property with several complementary uses.

Located in the center of Dortmund's city center, the property has excellent transport links to the surrounding area. A future-oriented mix of retail, gastronomy, education and hospitality uses is to be realized on approx. 17,500 m2 of rental space. Educational institutions and forward-looking science and technology sectors are predestined for the location and strengthen Dortmund's special identity as a science location. The sustainable concept also includes a residential use that will sustainably revitalize the city centre and increase its attractiveness. Retail along the historic Hellweg axis will continue to play a central role, while gastronomy on Willy-Brandt-Platz will create communal experiences.

The new façade design will be respectful of the location vis à vis the historic St. Reinoldi church. Instead of the forbidding façade of the current department store property, the building will create an inviting openness after the transformation. During the planning phase, great importance was attached to sustainability. Instead of demolition, the building will be rethought, saving valuable resources and binding gray energy compared to a new building. An efficient district heating supply and solar power ensure low CO2 building operation. Green roof surfaces store rainwater and have a positive effect on the urban climate through evaporation. In addition, animal-friendly installations for birds and insects promote biodiversity.
